A genuine usable rooftop deck, not just a shingled roof — built over a full waterproofing membrane system with a wood pergola, bar-height seating, and lounge chairs, opening onto an unobstructed Gulf view.

Completed and standing when Hurricane Helene and Hurricane Milton came through in late September and October 2024 — the house came through both storms with zero structural damage.
